HSBC purchased my home mortgage just 30 days after I got it, that was in December 1998. My husband had just passed away and we did not have insurance to payoff the mortgage (then with another lender). I refinanced and they sold to HSBC. I paid them regularly and got behind a couple of months and they requested an automatic payment from my bank, it was for $385.81 that went ok for 3 months or so and then they would take out weird amounts and caused me Bounced checks, fees and such. The explaination was "uncollected Late Fees" - a term that I have grown to hate. It began to escalate from there, I requested an explaination and got rude attitudes, and unsolicited advice.

This has gone on for 8 years, I would get daily phone calls, morning noon late evening, even on Sunday and holiday's. Sometimes they would call 3 or 4 times a day constantly harrassing me about "uncollected Late Fees". At times I would pay huge (for me) amounts of money because they would threaten forcloseure. Every time a representative called the amount would be different. I begged for answers and got none. Once a man sent me a ledger page and I have done bookkeeping for years and I couldn't make heads or tails of it. I would get caught up at least thats what they would say and try to pay additional money to apply to principal and they stuck it in an "Ancillary account" until it accumulated to a full payment and then there were always "uncollected Late Fees" that would eat it up.

A couple of days ago I sold the home that was with them, and called for a payoff. I was so upset and shocked I could not believe what I was hearing. My orginal loan was for just over $40,000 in 1998, when they gave me the payoff for 2006 it was $45,800.00. I don't know what happened, They have me so confused, that I am going to ask them for an audit but I found this website and thought I might be able to get some outside advice.
